What Is DealCheck?
DealCheck is a property analysis app designed for real estate investors. It handles fix-and-flip analysis, rental property cash flow, BRRRR deals, and multifamily underwriting — all in a clean, mobile-friendly interface. It's the most widely used deal analysis tool among small and mid-size investors.
What We Tested
We ran 50+ real deals through DealCheck over a 6-month period, comparing its outputs against our own spreadsheet models and the actual results of completed deals. Here's what we found.
Fix & Flip Analysis
DealCheck's flip calculator is fast and accurate. Enter the purchase price, rehab estimate, ARV, and financing terms, and it instantly calculates profit, ROI, and annualized return. The 70% rule calculator is built in, and you can share a professional PDF report with partners or lenders in one click.
Rating: 9/10
Rental & BRRRR Analysis
The rental calculator is equally strong. It handles long-term rentals, BRRRR deals, and short-term rentals (Airbnb). The BRRRR module is particularly well-designed — it walks you through each phase of the strategy and shows how much capital you'll have left in the deal after the refinance.
Rating: 9/10
Multifamily Analysis
DealCheck handles small multifamily (2–4 units) well. For larger commercial deals (5+ units), the tool is functional but less sophisticated than dedicated commercial underwriting software.
Rating: 7/10
Comparable Sales
This is DealCheck's weakest area. The comp data is pulled from public records and is less accurate than MLS data or PropStream. For serious ARV analysis, you'll still want to pull comps from a dedicated platform and enter them manually.
Rating: 6/10
Pricing
- Starter (Free): 3 properties, basic analysis
- Plus ($14/mo): Unlimited properties, all deal types, PDF reports
- Pro ($29/mo): Team collaboration, API access, advanced features
Our Verdict
DealCheck is worth every dollar of the Plus plan at $14/month. It's the fastest way to screen deals and the best tool for sharing analysis with partners, lenders, and agents. The comp data is its only real weakness — supplement it with PropStream or your own MLS access for ARV work.
